Elderly people are leaving because of PROSPERITY, because the homes they bought for $40K or so can now be sold for $300K, so they sell the house that is expensive to maintain and move to warmer climates where they pay less in taxes. I bought my house for $31K and a similar house down the street recently sold for $299K.
